Hi, I am planning to take the Magnus card because i have 1 lac rent payment per month, just checking which would be the correct amount of edge rewards point i will receive?

The rent is split across 3 properties - 50k, 15k, 35k

1 - Only milestone: 25000 points
2 - Milestone plus regular points: 25000+6000= 31000 points
3 - Milestone plus 50k limit on rent: 25000+3000= 28000 points

Or is there anything else i am missing?

This one. There is a 50k limit on rent payments. For milestone there is no exclusion of rent, so you'll get normal RPs for it.

Don't want a surprise 3 months later saying this was a wallet transaction and not a rent payment.

eg - 45K paid on 10th (rent)
and 40K paid on the 20th (maintenance fees)
rest 15k spent on different places during the calendar month.

Since we all are new to magnus its better to collect all details whoever share;
45k is shared by an old user by his experience; but overall 1lac milestone its counted whereas that 6k ERs for 1lac if one wants to get it then 45k only rent rest all to be on some other heads of spending

yes. sounds about true. nowhere it says that there can not be more than 1 rent payment in a month.

yes Bank specifically called out that you can't do more than 2 in a month.
