SBI Home Loan transfer from seller to buyer

I am planning to buy an old house which is having already a home loan in SBI.

Assume the home value is 40 lakhs and home loan is of 30 lakhs.

Kindly provide your inputs. Thanks

Here my doubts:

1. If seller home loan have any defaults then after transferring the home loan to my name then defaults also will be transferred?

2. Will they charge for technical value or stamp duty?

3. Is it safe to buy a house like this which is already in a home loan, any hidden points to be considered?

1. You will get title documents only upon full settlement of the sellers loan. If you're taking home loan, you can ask seller to provide the current outstanding from his lender and arrange direct transfer from your lender to his lender.
2. They will not. Ideally you will ask seller to get any documents in connection with title.
