You cannot apply from your pin code if is not in serviceable location
There are people in this forum who have put their friends/ relatives address of serviceable location

Please keep in mind if you mention Delhi Ncr residence address and office address they will physically verify the given address. So don't mention Delhi ncr address. You can try mentioning other tier 1 cities address as they don't verify other places except Delhi.

No, I don't have residential docs and just mentioned my address of noida and it got approved in 3 days

Don't think this is right... They called today for office verification in mumbai
Not essential as long as ur CIBIL got updated already with these details
They can verify any of the given addressess either resi or office sometimes rarely they verify both
