only indian property have that discount.. that too check in some places the normal rate is cheaper than amex offer.

I have the option to pay with points on this Amex x Accor rate and make the remainder small 10-20% payment with Amex. Should I proceed with this or will I be denied checkin?

I believe it's all prepaid and supported by their app, so it shouldn't be a problem.

I just wanted to update that I tried to make a random booking of one day by adding the icici sapphiro amex card details under Payment method (without actually clicking on the final "book" button) and it seems to be accepting the card as amex without any error. So maybe the card will work. Just in case if anyone else is also looking for info on this. Thanks!

No, it's a non-refundable rate so the entire payment is upfront. You can only burn points for "pay at hotel" rates.
