Most of the times in Club Mahindra resorts you won't get rooms for your preferred time, and there are other charges as well. Atleast that's what i have heard in online reviews. Its like going to a holiday just because the rooms are available.

Absolutely wrong. To get rooms for your preferred dates during peak season, you need to book early - 3 months in advance. Almost all my holidays for the last 8-9 years (since I upgraded to Red season) were during summer vacation or Puja vacation, each covering at least 3 resorts with back to back bookings for 9-12 nights. During off season you can even book few days in advance.

Really man, there are just countless reviews out there that highlights this, they are not able to book a room during peak season and eventually have to go for off season
 
If anyone wants to purchase Club Mahindra or any other time share (not really recommended), it is much better to do so in the resale market. You can get huge discounts of 50% from desperate sellers trying to get rid of their memberships. Never buy directly at full price regardless of whatever “promotion “ they claim to be running. You need to be a completely flexible person who can travel to any destination at any time and for any length of time in order to get any value from such memberships.
 
As a PTS OWNER of SHRIL, since it's inception in late 1980s, there are many changes that have taken place.

1. They started charging per-day charges - after a few years of all-inclusive free in the initial days. Those per-day charges were levied only when you stay with them.

2. Later, they started charging flat rates for each year - whether you stay or not. Charges are on Higher side.

3. Out of 52 weeks, we - the PTS Owners - were given the best weeks to choose. Only about 1/5th were to be let out. This was in the initial years.

4. Then, they brought in what is known as float weeks. We can float our week and can use it at any time of the year. This way, they are renting out properties even during prime seasons to outsiders - just like a commercial hotel. PTS owners are now not getting rooms/cottages/suites in the peak season.

5. We are premium PTS Owners - a suite of 2 bedrooms, a hall, a kitchenette n fully furnished - is what we should be getting. But, they have converted almost all such premium suites into standard single rooms - just like a regular hotel. They say no availability of premium suites in almost all properties. Forcing people like us to take standard rooms. No lobby, no varendah, no kitchen, no two rooms n a TV room/hall.

6. The quality has come down - from what was promised in the legally documented sale deed n what is now being provided.

7. Earlier, we could ACCUMULATE our holidays upto a max of 21 days. Initially it was unlimited. NOWADAYS, it is max 7 days. That is, if you dont use, it getd lapsed. Simple.

8. BUT, REMEMBER, YOU NEED TO PAY THE ANNUAL CHARGES EVERY YEAR.

Very much possible, people buy blue/white and expect to holiday in red/purple. It's like pay for a nano but wish for a Merc. Please read my review carefully, there's a reason I upgraded from white to red.
