Most of the times in Club Mahindra resorts you won't get rooms for your preferred time, and there are other charges as well. Atleast that's what i have heard in online reviews. Its like going to a holiday just because the rooms are available.

Absolutely wrong. To get rooms for your preferred dates during peak season, you need to book early - 3 months in advance. Almost all my holidays for the last 8-9 years (since I upgraded to Red season) were during summer vacation or Puja vacation, each covering at least 3 resorts with back to back bookings for 9-12 nights. During off season you can even book few days in advance.

If anyone wants to purchase Club Mahindra or any other time share (not really recommended), it is much better to do so in the resale market. You can get huge discounts of 50% from desperate sellers trying to get rid of their memberships. Never buy directly at full price regardless of whatever “promotion “ they claim to be running. You need to be a completely flexible person who can travel to any destination at any time and for any length of time in order to get any value from such memberships.
 
As a PTS OWNER of SHRIL, since it's inception in late 1980s, there are many changes that have taken place.

1. They started charging per-day charges - after a few years of all-inclusive free in the initial days. Those per-day charges were levied only when you stay with them.

2. Later, they started charging flat rates for each year - whether you stay or not. Charges are on Higher side.

3. Out of 52 weeks, we - the PTS Owners - were given the best weeks to choose. Only about 1/5th were to be let out. This was in the initial years.

4. Then, they brought in what is known as float weeks. We can float our week and can use it at any time of the year. This way, they are renting out properties even during prime seasons to outsiders - just like a commercial hotel. PTS owners are now not getting rooms/cottages/suites in the peak season.

5. We are premium PTS Owners - a suite of 2 bedrooms, a hall, a kitchenette n fully furnished - is what we should be getting. But, they have converted almost all such premium suites into standard single rooms - just like a regular hotel. They say no availability of premium suites in almost all properties. Forcing people like us to take standard rooms. No lobby, no varendah, no kitchen, no two rooms n a TV room/hall.

6. The quality has come down - from what was promised in the legally documented sale deed n what is now being provided.

7. Earlier, we could ACCUMULATE our holidays upto a max of 21 days. Initially it was unlimited. NOWADAYS, it is max 7 days. That is, if you dont use, it getd lapsed. Simple.

8. BUT, REMEMBER, YOU NEED TO PAY THE ANNUAL CHARGES EVERY YEAR.

Planning to quit by selling.

Very much possible, people buy blue/white and expect to holiday in red/purple. It's like pay for a nano but wish for a Merc. Please read my review carefully, there's a reason I upgraded from white to red.

No its not true.as someone holding 1BR from last 15 years can tell you.yes you may get all the dates when you book 3 months in advance.its gives the feelings like IRCTC.you have to wake up early and be in front of the computer 3 months before your trip just to book rooms.even you miss by a day or 2 then at lest 80% inventory will be gone.

Also the booking system is stupidly over engineered.for example even if i have 20 days in my inventory i can not book 2 1BR in red season at the same time.system doesn't allow it.you can only do that in white and blue.

In red/purple season even if you book for a one day the club mahindra will deduct three days.so there is zero flexibility.you can not book more rooms.you will to book for 3 days at least in peak season.

Tell me who will purchase the membership if they know these facts before buying.dont get me started on food and service well that will be a discussion for another time

This is not stupid. This is as per rules to give more members a fair chance to book rather than one member blocking multiple rooms.

I knew all these and purchased the membership and is more than happy for over 12 years.

No misconception dude.being a member longer than you telling you this.try booking forest escape or alibagh.by noon properties get sold out.i can tell even tell which properties gets filled first and for which you have chance.that is not the point.you don't expect every member to know all these permutation combinations.be sharp in front of computer in the morning before 3 months exactly.i feel its too much asking from members.

As already said...it's not for everyone. CM has around 3L members, if they try to cater to everyone's terms do I need to say what will happen then? And if you think it's stupid, why did you buy it?

Never go with club Mahindra. I have seen couple of my friends having hard time dealing with them. They are crooks of highest order. Peace of minds goes for a toss.

Though exceptions are always there and some may have positive experiences but I will suggest stay far away from Club Mahindra or any similar entity.

Lol we have one person trying to defend it to the depths and say that its not for everyone. Well i sort of agree its not everyone. In a timeshare, there will always be losers and gainers. Most places have a peak season and off season. Losers will have to stay in off season. Ultimately club mahindra wins XD. If you dont want to lose in some of your vacation and win on others its better to stay away and have more freedom and flexibility.

Who are those rest? Are they members themselves? I have heard from only one member who is unhappy because he wants to holiday in his own terms and not follow any CM rules - so the reason for being unhappy is clear - if you want your terms CM is not for you, you should plan your own holidays.

If they are crooks, why doesn't your couple of friends go to consumer court and sue them?

why do you think they didn't dragged them to consumer forum ? 2 friends are still fighting on consumer forum & one just moved on & didn't cared to utilize remaining time of membership anymore or going to court.

So yes whatever I have witnessed by seeing them, I can definitely say Club Mahindra is run by crooks of highest order.

Vacation are for breaking rules and challenging the limits -- but if you are still willing to remain in the straight jacket of rules set by a commercial agency, mostly for their own benefits, then go ahead and invest your money for a Time Share.
